L.J. Rotman's practice is concentrated on real estate financing, acquisitions and workouts, and complex commercial transactions. His primary emphasis has been directed toward the hospitality industry. In this industry, L.J. has been responsible for the structuring and negotiation of billions of dollars of hotel acquisitions, financings, developments, restructurings and workouts involving thousands of hotels located throughout the world. Many of the hotel transactions have included related amenities such as golf courses, health clubs, restaurants, airports, theme retail, casinos, amphitheaters, nightclubs, and convention centers. L.J. has been primarily responsible for handling nearly every legal aspect of these hotels, including liquor license approvals, land development issues, construction contracts, employment matters, securities matters, franchising, environmental, ADA, income, sales, and property tax, timeshare conversion, foreclosure, receivership, litigation, and bankruptcy. L.J.'s hotel clients include developers, lenders, receivers, investors, and hotel operators.
Additionally, LJ has handled notable sports venue transactions, These include Target Field, home of the Minnesota Twins, and U.S. Bank Stadium, home of the Minnesota Vikings.
In 2024, the $225 million sale of the RBC Gateway Office Tower, in which LJ represented United Properties, was named the "Most Significant Investment Sale Transaction" in the Minnesota Real Estate Journal's 2024 Real Estate Awards. The sale involved a 525,000-square-foot portion of the 1.2 million-square-foot, 37-story mixed-use project in downtown Minneapolis. The $225 million transaction was the largest sale price for office space in the Twin Cities and among the largest commercial real estate sales transactions in the United States in 2023.
L.J. is the leader of the firm's Real Estate & Construction Practice Group. He served on the firm's Executive Committee for several years and was also a regional director and former partner-in-charge of the Minneapolis office.
